Rules

1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST. NO Early Check-ins.
2. This is a NON SMOKING unit.
3. Pets are not permitted in rental units under any conditions.
4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. The deposit automatically converts to a security/damage deposit upon arrival. In the event that damage in excess of $250 is found, you will be responsible for the cost of the repairs and any lost rents as a result of the damage. You also agree to provide a valid credit card that can be used to pay for these additional costs. The credit card provided shall be charged for these excess costs. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are removed for the premises. There is a solid waste convenience facility located near Eaton Ferry. Soiled dishes are to be placed in the dishwasher and cleaned.
d. All keys are returned to the lock box and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No cookware or dishes are lost or damaged.
g. NO Early check-in or late check-out.
h. Parking passes are left inside the unit upon departure.
i. The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
6. PAYMENT – An advance payment equal to 50% of the rental rate is required at the time of booking the reservation. The advance payment will be applied toward the room rent. Payments is to be made by credit card. The advance payment is not a damage deposit. The BALANCE OF RENT is due two (2) weeks before your arrival date.
7. CANCELLATIONS – A sixty (60) day notice is required for cancellation.
Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
8. WEEKLY RENTALS – The weekly rental begins on Saturday at 3 PM and ends the following Saturday at 10 AM. Guests that do not vacate by 10 AM risk loss of the damage deposit.
9. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons.
10. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
11. CLEANING FEES – A one-time $75.00 cleaning fee is required. This fee is not included in the rental fee.
12. NO DAILY MAID SERVICE – Daily maid service is not included in the rental rate.
13. Bed linens are NOT provided. You are responsible for providing your own linens. Pillows and blankets are provided. The bed sizes are:
2 – Queens
1 – Full
4 – Twin
14. RATE CHANGES – Rates subject to change without notice.
15. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
16. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance.
17. PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on the car dashboard. Failure to display may result in towing of vehicle at renter’s expense. Leave the parking passes inside the unit upon departure.
18. BOAT DOCK – Guests are welcome to use the boat dock to swim and tie up a boat. The use of the boat lift is prohibited.
19. This lake front home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
